How It Works

If you have a tenancy in place, we will pay you a discounted expected future rent at the beginning of our agreement and will collect rent periodically from your tenant.Example:
• Monthly Rent: £1'000
• Annual Rent: £12'000
• Example Discount Rate (subject to contract): 8%
• Rent Advance Paid to Landlord: £11'040

1. What is a Rent Advance?
If you have a tenancy in place, Rohbridge will give you up to 12 months of rent as a lumpsum payment up front. We will then collect rent from your tenant over the period of the lease.
2. With what kinds of properties do you work?
We provide Rent Advances for residential and commercial properties in the United Kingdom.
3. How do you make money?
Our Rent Advance lumpsum payment to landlords is discounted by a percentage which represents our fees. Our fees are usually between 8% and 14%, depending on the profile of the landlord and tenant.
4. Is your Rent Advance the same as Rent to Rent or Rent Guarantees?
No. In Rent to Rent or Rent Guarantees, a company leases a property and then subleases it again. We only offer financing to landlords and don’t enter into any leases.
5. What happens if my tenant stops paying rent?
If a tenant stops paying rent to us, the landlord remains liable to repay our Rent Advance. However, we always try to accommodate landlords in the event of late rental payments.
6. What can Rent Advances be used for?
Our Rent Advance is solely for Business Purposes to finance the landlord’s property business. This includes, for example, HMO conversions, repairs and maintenance, capital expenditure, mortgage payments, tax payments or general expenses.

8. How can I apply for a Rent Advance?
Please contact us via our form and we will reach out with our Terms & Conditions and Application Form. Once we agree terms, we will send you a lumpsum Rent Advance and proceed to periodically collect rent from your tenant.

Yes, we are registered with the Financial Conduct Authority as an Annex 1 Financial Institution. Our registration number is 1008426.
10. Are there any other fees?
Yes, we charge an administration fee and also fees on late payments.
11. Is there a minimum Rent Advance?
Yes, if the landlord is an individual landlord (and not corporate) the minimum Rent Advance has to be £25'000.
